What does turnkey delivery mean?

Your residence is delivered furnished, decorated and equipped — kitchen, appliances, lighting, and smart climate and lighting working. You arrive, and it already works.

What is passive architecture?

A design-and-build standard centered on the building envelope: high-performance insulation, high-specification windows, airtightness and filtered ventilation. It translates into quiet interiors, stable temperatures, clean air and lower energy use.

What is Zen Living Standard?

Zen Park's operator: the hospitality layer (concierge, housekeeping, maintenance), building operation, and the Zen OS platform. The building is professionally operated from day one.

Can I rent out my residence when I'm not using it?

Yes. Zen Living Standard can professionally manage your property, generating income for you, under the same operating standard as the building.

Is the Zen Equestrian Club membership included?

Yes — every residence includes a lifetime membership to the equestrian and social club of Cancún's Distrito Hípico.

Can foreigners buy?

Yes. Foreign purchases are structured through a bank fideicomiso — the standard, secure route in Mexico's restricted zone. Our team walks you through the process.

How do I see pricing and availability?

Starting prices per typology are public on this site. For unit-level availability and payment plans, request the current list or schedule a presentation.

What stage is the project at?

In active sales, with the site already prepared: the access road to Av. Chac Mool is open and the lot cleared and signed (February 2026). Estimated delivery is 2029 (October at the latest).

What permits does the project hold today?

The Environmental Impact Statement (MIA) is authorized and in force; the land-use permit is obtained (Neighborhood Mixed-Use); the merger of Lots 1 and 4 is registered in the Public Registry; the soil mechanics study is complete. The cadastral certificate is in process and the construction license V2 (which enables vertical works) is in process.

What happens if the project doesn't obtain the construction license?

The reservation is 100% refundable and held in trust (Banca Mifel). No down payment is made until the construction license exists.

When is delivery?

Estimated delivery is 2029 (October at the latest).

What finishes does my residence have?

The base spec includes rectified porcelain flooring in social areas, terraces and bathrooms; SPC flooring in bedrooms, ideal for Cancún's humid climate; high-resistance MDF carpentry with built-in closets; a fully equipped kitchen with cooktop, hood, oven and sink; and complete bathrooms. On top of that base, every residence is delivered turnkey — furnished, decorated and equipped.

How many parking spaces are included?

Types B, C and D: 1 space. Types A, E and F: 2 spaces. Villas and Sky Homes: ask by typology.

Is Airbnb allowed?

Unrestricted vacation rental is not allowed. Zen Living Standard offers a managed vacation-rental program that protects the building's security and calm — and your property generates income, professionally managed.

What is the estimated maintenance cost?

The estimated cost is $65–75 MXN per m² per month (estimate).

When does construction start and what are the stages?

Official construction start is September 2026. The stages: executive design and permits (2026) → structure (2026) → general construction and finishes (through early 2029) → final delivery and amenity commissioning (2029, October at the latest).

Keystone

What is Keystone? Is it a timeshare?

No. A Keystone Position is real, deeded co-ownership: one of six ownership positions in the same residence, before a notary and held in trust. It can be sold, transferred and inherited. Not a timeshare, not a financial instrument.

Can I sell or inherit my Position?

Yes. A Keystone Position is deeded property: you can sell it, transfer it and inherit it. When selling, the other positions have a right of first refusal; if they don't exercise it, it is assigned to a qualified third party.

Can anyone force the sale of the whole residence?

No. The trust structure removes the action to partition common property: the residence is only dissolved by unanimous agreement of the six positions.
